The City of Anna Maria
Old Florida the Way It Was Meant to Be
The City of Anna Maria sits at the northern tip of the island and is, without question, the most residential and peaceful of the three municipalities. There are no high-rises. No chain restaurants. No sense that you are in the middle of a tourist destination, even though technically you are. During peak seasons, there will be no doubt about that, but weekdays always tend to keep the slower pace islanders love.
This is the neighborhood where people come to actually live. Streets are wide and quiet. Lots are generous. Pine Avenue is the heart of it all, lined with boutique shops, art galleries, and locally owned restaurants that have been there long enough to earn their regulars. (You do NOT want to miss out on the grouper tacos at The Waterfront, trust us.) The Anna Maria City Pier has been welcoming people since 1911 and it is still the best place on the island to watch the sun go down.

Rental note: The City of Anna Maria has the strictest short-term rental regulations of the three cities. For buyers whose priority is personal use, a legacy estate, or long-term appreciation, this is a feature, not a bug. For buyers whose primary goal is vacation rental income, you need to verify current zoning rules for the specific parcel before you make an offer. This is something we walk every client through before anything is signed, and something we take into consideration before even showing property.
Best for: Full-time residents, second-home buyers who value privacy, legacy estate buyers, anyone who wants the island lifestyle without living inside a rental corridor.

Holmes Beach
The Heartbeat of the Island
Holmes Beach is the largest of the three cities and sits right in the middle of the island, which is appropriate because it is the most balanced neighborhood on AMI. It has the broadest range of luxury property types, the most inventory to choose from, and the most flexibility for buyers with different goals.
Canal-front homes with private docks. Gulf-front estates with unobstructed sunset views. Bay-view properties. High-end single-family homes on generous lots. It’s all here. Holmes Beach is also where you will find Marina Drive’s upscale shopping (be sure to hit The Original Sand Dollar for amazing home, jewelry and boutique finds!), some of the island’s best dining, and that perfect in-between energy where things are lively enough to be fun, but not so busy that you feel like you’re in a tourist destination.

Rental note: Holmes Beach publishes clear zoning-based rental guidelines and many luxury properties here qualify for short-term vacation rentals. Rules are parcel-specific though, not blanket island-wide, so block-by-block due diligence matters. We know this map inside and out, and will guide you along the way.
Best for: Boaters, luxury vacation rental investors, buyers who want the most options to choose from, families who want proximity to the island’s energy without giving up the residential character.

Bradenton Beach
Gulf-Front Living With the Most Energy
Bradenton Beach is at the southern tip of AMI and it has the most personality of the three. Historic Bridge Street is the hub of it all: restaurants, bars, shops, live music, and the city pier jutting out over the Gulf. If you want to walk to dinner, walk to the water, and wake up to the sound of the waves, this is your neighborhood.
The Gulf frontage in Bradenton Beach is stunning. Some of the island’s most dramatic sunset views are from the south end of this city. And while the Bridge Street corridor has plenty of activity, the south end of Bradenton Beach gets quieter and more upscale the further south you go.

Rental note: Bradenton Beach has historically been the most rental-permissive of the three municipalities, which is a major driver of demand from investment buyers. Rental regulations across AMI continue to evolve though, and we always verify current rules for every property before a client makes a decision.
Best for: Gulf-front luxury buyers, vacation rental investors, buyers who want the full energy of island life within walking distance, anyone who wants to be in the middle of it all.
What Every Neighborhood Has in Common
What makes Anna Maria Island fundamentally different from every other coastal market in Florida can be found across all three neighborhoods:
No high-rises. Ever. The island has strict 3-story height limits that are not going anywhere. This permanently caps new supply and protects the character that makes AMI what it is.
No chains. You will not find a McDonald’s or a Marriott on this island. That is intentional, and it is one of the reasons people come back year after year and eventually decide to stay. This is a local haven and you’ll be thankful it is once you get a taste of what’s available.
Limited land. The island is 7 miles long. There is no more of it. Structural scarcity is built into every purchase you make here.
Flood insurance is real. Under FEMA’s Risk Rating 2.0, flood insurance on most waterfront parcels now runs between $4,000 and $12,000 per year. Add a windstorm policy and total annual insurance costs on a mid-range waterfront property can reach $18,000 to $28,000. We walk every buyer through the full cost picture before any offer goes in.
Post-Hurricane Milton context. Hurricane Milton made landfall near Siesta Key in October 2024. Anna Maria Island avoided a direct hit, but rebuild costs across coastal Manatee County rose to $350 to $500 per square foot for compliant elevated construction, and insurance underwriting has tightened. Buying here in 2026 means working with an agent who understands all of this. We do.
