Discover Venice

"The Shark Tooth Capital of the World — and So Much More."

Venice earns its nickname honestly. The beaches here, especially Casperson Beach, are among the richest sources of fossilized shark teeth in the world, really a product of ancient seafloor upwelling that deposits teeth from megalodons and other prehistoric sharks directly onto the sand. Shell hunters and fossil collectors come from around the country. It is one of those hyperlocal realities that separates genuine Venice residents from everyone else.

The city was founded in 1925 by the Brotherhood of Locomotive Engineers as a planned community with an unusual origin that explains the Renaissance-style Mediterranean architecture, the wide boulevards, and the deliberate street grid that makes downtown Venice genuinely walkable. Historic Downtown Venice (Venice Avenue is the main artery) has over 100 independently owned businesses within about a mile of the beach — restaurants, boutiques, galleries, the Venice Theatre (one of the most active community theaters in Florida). The Venetian Waterway Park connects to the Legacy Trail, an 18.5-mile paved trail system linking Venice's historic train depot all the way north to downtown Sarasota.

Real estate in Venice divides meaningfully by geography. Venice Island, the historic downtown core, commands a premium because it offers the rare Florida combination of walkable downtown and walkable beach on the same island with no bridge between them. South Venice and Venice Gardens offer larger lots at lower prices with easy Legacy Trail and Shamrock Park access. The northern Venice communities like IslandWalk, Venetian Golf & River Club, and Toscana Isles offer the resort amenity lifestyle in a gated format.

Local Insider: The Venice Island lifestyle is defined by whether you're on the Gulf side or the harbor side. Gulf-front homes on Venice Island bear significant storm exposure; buyers should understand FEMA flood map designations and insurance requirements before comparing prices with mainland alternatives.
