Longboat Key occupies a singular position on the Gulf Coast, simultaneously a barrier island enclave, a luxury resort destination, and a surprisingly diverse community. The 12-mile key straddles Manatee and Sarasota Counties, which means north Longboat falls under a different tax jurisdiction than the south. That detail matters more than people expect at the closing table.

The island's history begins with a Spanish legend: the name supposedly derives from the longboats abandoned here by explorer Juan Añasco in 1538 when he and his crew fled from the Calusa people. The island's first official resident didn't arrive until 1891, when Confederate veteran Thomas Mann received a homestead grant of 144 acres on the north end — land he eventually sold for $500. By the 1920s, John Ringling (yes, the circus magnate) had purchased large swaths of the south end with ambitions to build a Ritz-Carlton. The Depression ended that plan, but the Ringling influence on the whole region is impossible to overstate.

Today, the north end is anchored by historic Longbeach Village, where Old Florida character survives in fishing piers, kayak launches, and waterfront restaurants like Mar Vista (think dinner under the banyan trees with twinkle lights) and Whitney's. Heading south, the key transitions into manicured luxury: championship golf at the Longboat Key Club, the newly opened St. Regis Longboat Key resort, and a corridor of waterfront estates and high-end condominiums. For nature, Joan M. Durante Park and the Quick Point Nature Preserve offer 34+ acres of mangroves, wetlands, and coastal hammock forest — a rare preserved green space in this otherwise developed corridor.
